Angelino Heights, Echo Park 90026

Angelino Heights (sometimes spelled “Angeleno Heights”) is a hilly historic district in the south east corner of Echo Park. It was founded in 1886 as a street car suburb for well-to-do Angelinos who worked nearby in downtown Los Angeles. The neighborhood boasts the largest collection of Victorian & early Craftsman homes in Los Angeles, views of nearly DTLA, big trees, and a fascinating role in early cinema. The neighborhood is also ideally located to enjoy all the hip new restaurants and shops popping up in Echo Park and downtown Los Angeles (DTLA).

The neighborhood is bordered by Hi-Fi and Westlake to the south, Echo Park proper to the west and north and downtown Los Angeles (DTLA) to the east. The neighborhood boundaries are Sunset Blvd (route 66) to the north and east, Echo Park Ave to the West, the Hollywood Freeway (101) to the south.

Angelino Heights was the first HPOZ (Historic Preservation Overlay Zone) in Los Angeles (1983). The zoning prohibits unsympathetic remodeling of historic homes and requires new construction to resemble the original architecture of the neighborhood in scale, mass and materials. For example, if someone wants to repaint their house, they need to go before the HPOZ committee to get the paint colors approved as historically appropriate for their structure and the neighborhood. There are now over 20 HPOZ districts in Los Angeles.


I write these neighborhood posts each month – but I’m especially excited about this one, because this is my neighborhood! My husband moved to Angelino Heights in 1987 and I moved here in 2002. We love it here!

The historic plat map of Angelino Heights. Reservoir #4 is now known as Echo Park Lake. This map shows the neighborhood before the 101 freeway cut through the southern part of the neighborhood in the early 1950’s destroying a large swath of historic houses.


The most famous street in Angelino Heights is Carroll Avenue. It is the home of many of the most impressive Victorian mansions in Los Angeles. The entire 1300 block of Carroll Avenue has been listed in the National Register of Historic Places since 1976. The street has been used for filming in countless movies, videos and commercials. Carroll Avenue is a big Los Angeles tourist attraction, bringing walking tours and tour buses into the neighborhood. The residents of the street got together many years ago and had the power lines run under the street to help maintain the historic character of the street.

Countless films, TV shows and commercials have been filmed in the neighborhood for over 100 years. In the era of the black and white movies this is where a lot of the stars lived.

When you think of San Francisco you think of the painted ladies (Victorian homes). Angelino Heights is the painted lady district of Los Angeles.

Halloween is a huge to-do in Angelino Heights. People come from all over the city to trick or treat at the spooky old houses. Homes on Carroll Ave may get 2000 trick or treaters each year! It’s really a sight to see.

Where to Eat, Drink & Hang Out near Angelino Heights

Angelino Heights proper is almost completely residential, but it’s within easy walking distance of downtown Echo Park. Along Sunset Blvd (the northern border of the neighborhood) there are a ton of places to eat, drink & shop.

Echo Park Lake – built in the 1860’s this urban lake was recently renovated and is now a world class park with views of the Los Angeles skyline. Lake, wetlands, lotuses, lilies, paddle boats, cafe. Bring a picnic.
Dodger Stadium – just a few blocks from Angelino Heights – walk to games.
The Park Restaurant – a neighborhood favorite. Outdoor patio. Wed night is 1/2 priced burgers.
Kush Sake Bar – Japanese restaurant & saki bar, small plates, more like tapas, udon.
The Lost Knight – sprawling pub with two levels and a roof deck, sports bar, english pub food.
Woodcat – a low key place to bring you laptop and drink coffee.
Dinette – chic counter service cafe, fancy waffles, expresso, bring your small dog and baby carriage.
The Short Stop – old neighborhood bar, dark, fun.
Ostrich Farm – fancy new restaurant, celebrity sightings.
The Sunset Beer Company – popular beer store and lounge.
Guisados – legendary LA tacos, often a line outside.
Button Mash (opening soon – summer 2015) – video arcade, pinball, pan asian food & bar.
Blue Bottle (opening soon – summer 2015) – fancy SF based coffee, treats and brunch.
Equeleto – hip jewelry store, they also have ceramics and some other handmade goods.

+ DTLA is less than a mile away. It is a short bus, bike or uber ride to museums, shopping, galleries, restaurants, the Arts District, etc.

The spelling of the neighborhood was originally “Angeleno Heights”. Legend has it that the trolley company misspelled the neighborhood as “Angelino” on the trolley cars and that eventually became the common spelling. Even today you will find it spelled both ways.

A handful of hitching posts can still be found around the neighborhood. Many houses still have museum-quality antique weather vanes.

Bob’s Market is the only market still in operation in Angelino Heights proper. It’s frequently used for filming. There used to be about a dozen shops (tailer, upholster, liquor store, bodegas, etc.) tucked into the residential streets of the neighborhood but over the last 20 years they have mostly been turned into housing. Some have plaques telling a bit about their history.

The neighborhood has many historic and architecturally significant apartment buildings in varying condition.

While many homes are well maintained there are probably a couple hundred historic homes which have substantial deferred maintenance and need someone to come along and adopt them. Many are long-term rental properties.

There are a handful of large old brick apartment buildings on the east side of the neighborhood, towards DTLA.

If you haven’t visited and walked around Angelino Heights make sure to add it to your must-see list. You can eat on Sunset Blvd, stroll around Echo Park Lake and then wander the streets of Angelino Heights. Make a day of it!

5 Easy Ways to Save Water

WATER ONE LESS DAY A WEEK
If you are currently watering 3 days a week, watering one less day reduces your outdoor water consumption by 33%.

WATER NO MORE THAN 10 MINUTES PER DAY
Depending on your soil type, you may need multiple start and stop times to avoid water run off and wasting water.

TURN OFF THE RUN OFF
Adjusting sprinklers so they are not watering hardscape or sidewalk and/or adjust your sprinkler times so that the water soaks into your soil.

FIX LEAKS IMMEDIATELY
Drips and leaks waste both water and money.

USE A BROOM
Do not hose or water down hard or paved surfaces such as sidewalks, driveways, patios, parking areas, tennis courts or alleys.

Seller Checklist: Moving To-Do-List

6 WEEKS BEFORE THE MOVE

Discuss costs, insurance, packing, loading, delivery, and the claims procedure with your mover.

Determine what possessions you might like to sell as well as donations for charities.

Obtain copies of your records from doctors, dentists, lawyers, accountants, and veterinarians, etc.

Make arrangements to transfer your children’s schools records.

Find out from your accountant or the IRS about tax- deducible moving expenses. Make sure you keep accurate records.

4 WEEKS BEFORE THE MOVE (USUALLY THE START OF ESCROW)

If your movers will be packing your belongings, schedule a day or two prior to loading the truck.

Arrange for storage, if needed. Clean or repair furniture, curtains or carpets.

If you are packing yourself, start getting boxes and packing materials.

3 WEEKS BEFORE THE MOVE

Assemble packing materials.

Arrange to cancel utilities and services at your old home and have them installed at your new home.

Make travel and hotel reservations.

Begin packing items you won’t need.

Confirm cell phone coverage in your new neighborhood.

Get car license, registration, and insurance in order.

2 WEEKS BEFORE THE MOVE

Arrange to transfer all your bank accounts to new branch locations.

Make arrangements for pet travel airline reservations, travel containers, vet appointments for health certificate or medications.

Cancel any direct deposit or automatic payments arrangements on bank accounts that you are closing.

Cancel delivery services.

1 WEEK BEFORE THE MOVE

Transfer all medical prescriptions to pharmacy in your new location.

Arrange for a babysitter for moving day, if needed.

Arrange for cleaning service of your old home for the evening of or day after your move.

3 DAYS BEFORE THE MOVE

Have the movers pack your shipment.

Arrange to have cash, a certified check, or money order ready to pay the driver on delivery day.

Set aside valuables and legal documents to go with you, not on the moving van.

Pack clothes and toiletries to go with you; take a day or two of extra clothes in case of delay.

MOVING DAY

Do it yourself movers should pick up truck early.

Make a list of every item and box loaded onto the truck.

Let the mover know where you can be reached.

Before your sign it, read the bill of loading.

Keep it in a safe place until your goods are delivered, charges are paid, and any claims settled.

Turn off appliances and the water at old house.

Meet cleaners or clean home day as movers remove items or day after.

Leave the keys and garage door openers in the house.

Lock all doors and windows.

Be on hand to answer questions and give directions to mover.

Make sure the utilities are hooked up
Have locksmith install new locks

Join Me on Periscope – Watch My Live Home Tours

Hey Guys — Have you checked out Periscope yet? It’s a new FREE App owned by Twitter that lets you file or watch live streams of video with people all over the world. Once you shoot a video it stays up for 24 hours. So in that way it is a little like Snapchat, but much easier to use. I’m really excited about Periscope — I think it is a great way to share places, homes, gardens, cities, etc with other people. It’s like having your own TV station in your your phone. I put up a live stream of a new listing yesterday and had 238 live views watching it as I walked around the house! My very first live stream. Crazy, right? I’m going to start using it to share home tours and broker’s opens. And to walk you through gardens I’m designing. Another neat thing is that people can comment and ask you questions – so it can be interactive if you want it to be.

Understanding Capital Gains

A capital gain is a profit that results from the sale of an asset, such as stocks, bonds or real estate, which amounts to more than the purchase cost. This difference between sale price and original price (cost basis) is the capital gain. Capital gains  are often calculated for tax purposes and are not based on the purchase price but on its adjusted cost basis.

The IRS provides for a tax exemption on capital gains from the sale of a principal residence. Be sure to check with your Accountant or CPA for professional insight.

HOW TO CALCULATE CAPITAL GAIN

First, take the purchase price of the home. This is the sales price not the amount of money contributed at closing.

Second, determine the sales price or the final amount received in exchange for its recent sale.

Third, add adjustments:

+ cost of purchase, including inspections, transfer fees, attorney fees

+ with the exception of points paid on a mortgage

+ cost of improvement, including decks, casitas, room additions with the exception of repair or replacement to something already in existence such as a roof or air conditioning unit

+ cost of sale, including inspection fees, attorney’s fees, commissions and money spent on the home to ready it for sale

finally, total the adjusted sale price and subtract the adjusted cost basis from the amount the home is sold for to determine the capital gain.

What Escrow Needs from Sellers

The goal of escrow is to ensure that your transaction moves along as smoothly as possible.
You will need to provide your Closing Officer with the following information:

STATEMENT OF INFORMATION
Once escrow is opened with your title agency, you will receive a Statement of Information to complete. Statements of Information provide the information needed to distinguish the Buyers and Sellers of real property from others with similar names so as to disregard matters which do not affect the property to  be insured. After identifying the true Buyers and Sellers, the title company may disregard the judgments, liens or other matters on the public records under similar names. This routinely requested document protects all parties involved and allows the title company to competently carry out its duties without unnecessary delay. You, and your spouse if you are married, will be asked to provide full name, social security number, year of birth, birthplace, and information or citizenship. If you are married, you will be asked the date and place of your marriage along with any previous marriage information, residence and employment information.

EXISTING LIEN HOLDER(S)
Provide names of your existing lien holder(s) along with address, phone number and loan number.

IDENTIFICATION
Be sure to bring your driver’s license or other form of picture Id to the closing.

WIRING INFORMATION
The title company can wire proceeds into your account upon funding of the transaction. Please provide your Closing Officer with wiring information if you choose to have your funds wired.

RECEIPTS
Any invoices for inspections, repairs or other items to be paid at closing but be submitted to escrow prior to closing.

POWER OF ATTORNEY
If you intend to use Power of Attorney and will not be present at closing to sign documents, you must provide the original Power of Attorney prior to closing for approval and recording. The Lender will also need to approve the Power of Attorney. Please provide a contact number so that you can be reached for verification as well as to confirm that Power of Attorney has not been revoked.

What is Escrow?

Escrow is the depositing of funds and documents that establish the terms and conditions for the transfer of property ownership with an impartial third party (title company) for delivery upon completion of the terms of the escrow instruction.

You’ve probably heard the term: documents are held “in escrow” or that the parties have “opened escrow.” The principals of the escrow (Seller, Buyer, Lender) will give to the escrow holder written instructions setting out the terms and conditions under which the further delivery is to be made. The Escrow Officer holds responsibility for seeing that these terms are adhered to. 

WHO CHOOSES THE ESCROW COMPANY?
The selection of escrow is typically done by agreement between the principals. In most areas of the country, the Seller typically makes the selection but it does vary. Often times, this aspect of a transaction is directed towards the Seller’s preference because if a home has fallen out of escrow prior, disclosures and reports are already ordered and paid for with an escrow company so it makes sense based on cost and efficiency to stay with the same company. Real estate agents or Lenders often recommend an escrow holder but it is the right of the Seller and Buyer to select the company they deem to be most competent and experienced.

THE PURPOSE Of AN ESCROW
The common use of an escrow is to enable the parties in a real estate transaction to deal with each other with less risk, since the escrow holder acts as:

  • Custodian for funds and documents.
  • A clearing house for payment of all demands.
  • An agency to perform the clerical details for the settlement of the accounts between the parties.

TYPICAL ESCROW TRANSACTION
An escrow begins with the Realtor® ‘opening the order for title work’ and providing the Purchase Agreement and all executed documentation to escrow. Once received, the escrow agency prepares a preliminary report. Upon receipt of the preliminary report, an analysis is made to determine the necessary action and documents required to complete the transaction:

  • Demands for satisfaction of liens not acceptable to Buyer and/or Lender.
  • Documents for recording.
  • Instructions and requirements of the new Lender.
  • In most areas, Buyer and Seller instructions are prepared for signature from the information gathered.

When all the title and financial requirements are met, and instructions from all parties can be fully complied with, the escrow is said to be ‘in perfection’ and can close. Once the financial settlement takes place, documents are recorded and the title insurance policies are then issued.
