Just sold! I represented out of town buyers on this charming craftsman in Vermont Harbor. It’s near USC and Leimert Park. 4 bedroom, 2 bath, 1800sf. Wrap around porch. Stained glass in the den. Dozens of built in cabinets, dressers and bookcases. Sleeping porches, plate racks, wainscoting, tile fireplace… It needs some updating but it has all the original charm and craftsman detail! I’m so excited to see the reno. Sold for $535k. 15k below asking!

It’s fall, which means we can get out our sweaters and boots. It also means slightly less crazy house hunting. Typically late spring and summer are the craziest time around here. This is partially driven by the fact that everyone with kids wants to move during the summer break. Also, the weather is nice and people go to more open houses. In the fall and during the winter holidays a lot of casual buyers are distracted with other things going on. So, this time of year is ideal for serious buyers to buckle down. I would still expect multiple offers on most LA homes, but there will likely be less offers, which means your odds improve!

In escrow! Duplex in Boyle Heights. This property has two one-story houses on a corner lot, with each house facing a different street. The houses each have their own driveway and fenced yard, so it really doesn’t look like a duplex. They just look like any other two neighboring houses on a street. One house is vacant and my clients plan to renovate it and owner occupy it. The second slightly smaller house (shown in the photo) is tenant occupied. The houses need some TLC, but they have great craftsman bones and details. There is an extra wide parkway and lots of trees. I can’t wait to see how they fix it up!

JUST CLOSED! So excited for my clients. They were renting in Angelino Heights and loved the neighborhood and being close to Echo Park Lake and and the nearby restaurants. You won’t believe this but we found them a home 5 doors down from where they were renting! I was joking they could just walk all their stuff down to the new house. It’s a cosmetic fixer, it doesn’t have the best street appeal now, but just check back in 6 months. This place is going to be stunning. And it has an amazing deep terraced backyard. And views of the DTLA skyline from the kitchen!
